Bound Brook - Urban Design Implementation Plan
Group Melvin Design created a tailored hybrid code for the Borough of Bound Brook that include elements from both traditional land use ordinances and Form Based Codes. The new ordinance included:
• Design standards • New sign regulations • Parking standards that emphasized district parking The new standards codified Borough goals as expressed in their Master Plan. This included: • Allowing for increased building heights in certain areas while providing incentives to keep existing structures • Allowing for more residential construction • Creating an Arts District that utilized density and height bonuses to incentivize the construction of spaces for the arts • Streamlining and improving the applicant review process Group Melvin Design was hired by North Jersey Transportation Authority as part of the Local Planning Assistance Program to help facilitate a more walkable, bikeable downtown that leverages the availability of transit options to make downtown Bound Brook an attractive destination for residents, visitors, and businesses. This multifaceted effort included a thorough analysis of the existing planning and regulatory work performed to date concerning downtown Bound Brook and the development of several text amendments to the Borough’s Zoning ordinances. |
