Broadway Design Guidelines
Group Melvin Design was hired by the Camden County Improvement Authority and Cooper’s Ferry Partnership to lead a public visioning process to create a unified set of design guidelines for building façades and streetscapes for the stretch of Broadway between MLK Boulevard and Pine Street. The guidelines address a range of land uses and building types, and provide clear, graphic recommendations for small individual lot owners as well as large institutions.
The Design Guidelines supplement and enhance the vision, goals, and objectives of the Lanning Square and Cooper Plaza Redevelopment Plans by creating a unified vision for Broadway, which straddles both of the Redevelopment Plan areas. The Design Guidelines are also intended to respect and enhance the Cooper Plaza Historic District, in particular the lots of that district between Benson and Berkley Street that front onto Broadway.
As a component of this project, Group Melvin Design created a strategy for possible future adoption of these Guidelines, recommending either incorporation into the City’s zoning code, or alternately creating a more comprehensive Overlay Zone that includes looking beyond the front façade faces and streetscapes.
